What We Take On

Jobs with a start date and a finish date. A kitchen or a bathroom stripped to the studs. A deck pulled off and rebuilt on new footings. A roof and the rot underneath it. Siding, windows and doors done as one job rather than four. A basement that's been holding boxes for fifteen years and could be a room instead.

We draw it, we pull the permit where the town wants one, and you get a single price for the whole thing.

Additions, whole-house gut jobs, new construction, anything headed for a zoning or historic board. That work wants a full design commission, and it goes to Narska Residential, the design-build side of the same office.

How a Project Goes

First photo to final walkthrough.

One

You send photos

A few pictures and a couple of sentences. A drawing set if you already have one. We answer the next business day.

Two

We come and look

Half an hour, usually. We measure, open things up if we have to, and tell you what we'd leave alone.

Three

You get a price

Written, line by line, allowances spelled out. It holds unless you change the scope.

Four

We build it

A start date, a project manager whose name you'll know, photos at the end of each day, inspections signed off, and a swept floor when we hand it back.

Change orders get written up and signed before anyone starts. We've never done one on a handshake.

Who You're Hiring

Narska Architects is the practice name of Tomasz P. Mlynarski Architect PC, in Mount Kisco. Its work is landmarked and historic buildings that have to stay open while they're repaired — clubhouses on Park Avenue, a church tower in Harlem, a 1865 church in the Bronx. Home Services is the same office pointed at smaller work, through the build affiliate. Tomasz signs off on every set of drawings that leaves here, including the one for your deck.

We Draw It First

Every project gets a drawing and a spec sheet, deck included. You see it before demolition day, and our subs bid against the drawing instead of guessing at it. That's most of why our prices hold.

Our Subs, Our Paper

The plumber, the electrician, the tiler and the roofer work under our contracts and sit on our insurance certificate. You sign once. You call one person. If a trade doesn't show, that's our problem to fix.

We Deal With the Building Department

Filing, inspections, sign-off. We know which towns are slow and we start the paperwork early. If your job doesn't need a permit we'll say so and save you the fee.

Architects, Realtors and Trades

Most of our work comes in through somebody we already know.

Architects and Designers

Send the set. We take build-only contracts and bid off a PDF. Your drawings get built the way you drew them, and if we think a detail won't work we'll call you rather than change it on site.

Realtors and Owners

Pre-sale work against a listing date, or turnovers across a portfolio. Agreed rates, one invoice, and we work around showings.

Subcontractors

We run a standing roster and we're always looking for another good tiler. Drawings that make sense, steady work, invoices paid on time.

Where We Work

About an hour from Mount Kisco is the normal range. If you're a little past it, call anyway. We've driven further for a good job.
